The estate is the perfect second home, a retirement base or location for family holidays. Set in six and a half hectares of tropical landscaped gardens, each individually designed villa is situated on the gentle slope overlooking Koh Matlang and Hanuman Bay.
The estate has its own dedicated team on site providing estate, villa management, concierge and food and beverage services around the clock. The estate is gated with its own 24 hour uniformed security team. It is 10 minutes from the airport and Chaweng and 5 minutes from the beach at Choeng.
VILLA FOR SALE
The estate consists of 27 individual villas each with its own landscaped gardens, with large infinity pool, spectacular sea views and access though the estate to the beach. Villa owners can rely on the estate and villa management team to look after their villa throughout
the year as well as the common areas and facilities for a monthly fee.
Villas are owned through individual companies that lease the land on a secure and renewable basis.
RENTAL PROGRAMME
Villa Owners may rent out their villas using the exclusive villa rental and villa management programme. The estate has its own marketing and reservation team that has been building the estate’s name and reputation globally over several years.
There is no restriction on Owner usage under the rental programme with dates agreed with the
manager in advance. Depending on the level of their own usage and demand. Owners can expect sufficient returns from rentals to cover monthly and annual costs.

ESTATE & VILLA MANAGEMENT
The estate has established its own dedicated professional operating company to manage the estate and the individual villas.
Owners oversee the activities of the management company through an elected owners committee, which is tasked to ensure the long-term benefit of the estate.
The estate is not owned or controlled by an international property or resort group and this has helped to create the Estate’s unique character. All villas are managed under the clear and comprehensive guidelines of Villa and Estate
Management Agreements.
